We’re currently building a rock wall/terraced garden area below the porch. We’ll have this done later in the spring, and this area will then be planted with some shrubs/flowers. Some grass in the back yard.
Grass pasture: Approx. 2+ acres. Property comes with ditch and water rights. Seasonal pond is at the southern end of the pasture.
Water rights: 1/12 of Weir Park Reservoir; A 60% of 1/6 interest in Gurney ditch. The ditch rights allow you to bring the reservoir water to the property. The Gurney ditch is WONDERFUL, because it is piped underground.
Horse barn: Poured cement walls with metal roof & upper side walls; Two double stalls on east side of barn (12’X24'), which we use for foaling stalls. These stalls open to the back dry lot areas for the horses. Two stalls on west side; one 12’X12’ stall, connecting to a 12’X24’ run; one 12’X12’ stall, connecting to a 24’X36’ run (we used this for our stallion area); Runs are both fenced with welded pipe; division between these two stalls & runs is also wire-fenced as well. Enclosed 12’X12’ heated tack room; Open 12’X12’ feed area. Feed area; tack room & barn aisle are concrete. Stall floors are dirt. Three rail pipe fenced runs from either end of east side of barn. Electric fencing is used for the remainder of fencing between large turnout areas.
Equipment shed: Large 3-sided metal building with large cement footers; dirt floor. Divided into three bays for equipment or hay storage. Size: 36’X32’.
Hay shed: Portable metal building, open on both ends. Size: 36’X24’.
Arena: Dirt arena, pipe-fenced (Welded 3 rail). 230' X 150'. Quite big!

Location: Cedaredge, CO (approx. 2 miles north of town). Elevation: Approx. 5,960 ft. This property is approx. 2 miles away from town. Cedaredge is small, but has a large grocery store, many doctor/dentist offices, library, a couple of motels, a few restaurants, golf course. Cedaredge has its own elementary, middle & high schools.
Temperatures: Much more moderate than the eastern slope of CO, with less wind overall. High enough elevation to get some snow in the winter, but all melts off very quickly. Summertimes are great, with cool breezes at night off Grand Mesa.
Cedaredge is nice, because it's rural feeling, with conveniences close by. Delta (only 11 miles away) has a large Wal-Mart, Safeway, City Market, many fast food places & motels. Grand Junction (to the north) and Montrose (to the south) are approx. 1+ hours (a bit longer to GJ), both of which have airports and many more stores. The area has plenty of beautiful riding places: Grand Mesa (aspens/pines/streams-lots of beautiful trails to explore), Uncompaghre valley, Escalante Canyon, and the "Adobes" outside of Delta are just a few of the places available to ride.
Our property has many mature pinon and juniper trees on it, with underground irrigation that leads to the front pasture. Some open ditches water the main wooded area of the property. We're off a main, paved road...large gravel driveway and trees make the property seem secluded. Quite large gravel turnaround area between the barn and house, so there's plenty of room to move horse trailers around in.
There is quite an abundance of wildlife around the area. At our property, we see deer, fox, pheasants, dove, hawks, kestrels, and an occasional coyote or two. Colorado Horse Ranch For Sale. Cedaredge Colorado Horse Ranch For Sale. Horse Ranch for sale in Cedaredge Colorado.
